Best Exterior Paint Colors for Brick Homes in League City, TX

Brick homes are everywhere in League City — especially in the older neighborhoods around FM 518 and South Shore. A lot of homeowners I talk to want to update the look without the cost of replacing the brick. Painting brick is a valid option. But there's a right way to do it and a wrong way.

Should You Paint Brick? (The Honest Answer)

Here's what nobody tells you upfront: once you paint brick, it's very hard to go back. Stripping paint off brick is expensive and often damages the surface. So this is a long-term commitment — think 15 to 20 years minimum.

That said, when it's done correctly — the right primer, a breathable masonry paint, proper prep — it holds up well in our climate. I've done brick homes in League City where the paint still looks sharp 6 to 7 years later.

Before any brick paint job, we use Sherwin Williams Masonry Primer. It's designed to penetrate the porous surface of brick and bond properly without trapping moisture. Skipping the primer is the number one reason brick paint jobs fail early.

One more thing: if your brick has any water intrusion issues — cracks in the mortar, white mineral deposits (efflorescence), or staining from water — get those fixed before painting. Painting over moisture problems just traps the water and makes things worse over time.

Colors That Work Well on Brick in Texas

Here are the colors I see work best on brick homes in this area. All Sherwin Williams.

  This is the most popular color I paint on brick right now. It's a warm white — not bright, not harsh. It reads clean and fresh. Works well on red brick, brown brick, and tan brick. If you're not sure which white to pick, this is almost always the right answer.

• Accessible Beige (SW 7036) #C6B89E

  Popular with homes that already have a tan or sandy tone in the brick. It's a warm gray-beige that reads different in different light — more tan in morning sun, cooler in afternoon shade. Very common in League City and Friendswood.

• Peppercorn (SW 7674) #545455

  A dark charcoal gray. This one makes a statement. Looks especially sharp paired with white trim and black window frames. If you want something that stands out on the block without going full black, Peppercorn is the move.

• Agreeable Gray (SW 7029) #C4B9A9

  The most versatile neutral I know. Works with almost every roof color we see around here — brown/tan shingles, dark charcoal, even reddish tones. Not too warm, not too cool. Very easy to live with long-term.

• Extra White (SW 7006) #F7F6F4

  True bright white. Makes a house look noticeably newer and cleaner. The downside in South Texas: clay soil dust and Houston humidity mean it shows dirt faster than the warmer whites like Alabaster. If you're willing to rinse the house down once or twice a year, it looks great.

What Color to Paint the Trim

Most brick homes in League City have one accent color on the trim, shutters, and front door. Here's what's working:

White trim with a dark or mid-tone brick is the classic combination. It gives the house a clean, finished look that never goes out of style.

Black trim — specifically Iron Ore (SW 7069) — paired with white or light gray brick is very popular right now. I've done several homes in the past year with this combo and it photographs well and holds up over time.

Sage green on the front door with beige or gray brick is coming up in the newer subdivisions around League City and Clear Lake. It's subtle but adds personality without looking loud. If you're selling, a sage or muted olive front door gets noticed.

Black shutters and door with Alabaster walls is a strong traditional combo — works especially well on two-story homes with black window frames.

What to Avoid

Bright or saturated colors on the body of the house. Bright blues, reds, and yellows fade fast in Houston sun — I've seen them look washed out and chalky in 3 to 4 years. If you want a bold color, save it for the front door where you can repaint it without doing the whole house.

Pure black on the walls is something a few people ask about. The problem: dark colors absorb heat, which stresses the paint film. In our climate, black also tends to fade to a brownish-gray over time. Black accents work fine — black walls are a tough ask.

Don't paint brick if you have visible water problems. Cracks in the mortar, white mineral deposits on the surface, or water stains — fix those first. Painting over them just hides the problem temporarily.

Real Jobs We've Done in League City

A couple of examples from the last few years.

We painted a 2-story brick home in South Shore Harbour — Accessible Beige over the original red brick, white trim throughout.
