Residential Painting in Friendswood, TX — What to Expect
Friendswood is a big part of our work. A lot of those homes were built in the 1980s and 1990s — West Ranch, Old Town, Whitehall, Forest Bend. Good neighborhoods, solid houses, but the paint tells the story of time. Original builder paint from 1987 was never meant to last 30+ years, and most of it hasn't. We've painted dozens of homes in Friendswood and there are some things that come up again and again that homeowners should know going in.
What's Specific to These Older Homes
The biggest thing is the original paint itself. Builder-grade paint from that era was flat, thin, and applied once. By now it's chalked out on the exterior, faded to a dull version of whatever it used to be, and in some cases it's so far gone that new paint won't bond properly without prep work. We power wash every exterior first and let it dry for at least a day before we touch it with paint.
Inside, a lot of these homes have original orange-peel or knock-down texture on the walls. That texture hides imperfections but it also hides problems — old repairs that weren't feathered out, spots where the texture pattern doesn't match, areas where moisture got in from a bathroom or a roof leak years ago. When we're about to paint over textured walls, we prime first. If you skip primer on that texture, the paint absorbs unevenly and you get blotchy coverage no matter how many coats you put on.
Houston Weather and What It Does to Exterior Paint
This is real and it matters. The combination of heat, UV, and humidity in the Houston area is hard on exterior paint. Most of the country talks about 5-7 year repaint cycles on exterior. Down here, if you're using a lower-grade paint and south-facing walls are taking full sun, you might be looking at 4-5 years before it starts failing. That's why we recommend Sherwin-Williams Duration or Emerald for exterior work in this climate — they have better UV resistance and they hold up to the temperature swings we get here. Going from a 95-degree July day to a tropical storm the next afternoon puts stress on paint film that flat latex just can't handle long-term.
We also caulk every gap around windows, trim, and where siding meets trim before painting exterior. Those gaps let moisture in, and moisture is what causes paint to bubble and peel from underneath. Caulking is not optional.
What the Process Looks Like, Start to Finish
First call, I come out and look at the house. I want to see the surface condition, get a sense of what prep is needed, and talk through the color options. For Friendswood homes, exterior colors are sometimes governed by HOA guidelines — West Ranch in particular has color approval requirements — so we talk through that upfront.
Once we agree on scope, I put together a written quote. We don't start work without a signed agreement. When we show up on day one, the crew does the power washing and all the prep — caulking, scraping any loose paint, priming problem areas. Then we paint.
