Pearland has changed a lot in the last 15 years. What used to be a quiet stretch of Brazoria County farmland is now one of the fastest-growing cities in Texas. And with that growth came a lot of new homes — and a lot of new painting jobs that come with some specific challenges you don't always see in older parts of Houston.

I'm Andres, and we've been doing painting work in Pearland for years. Here's what I've learned and what I think every homeowner should know before picking a contractor.

Pearland Grew Fast — and the Subdivisions Reflect That

Shadow Creek Ranch, Silverlake, Pomona, Southern Trails — these neighborhoods got built out quickly and they're dense. Lots of homes sitting close together. Lots of HOA control. And lots of homeowners who want a fresh coat but aren't sure what the rules are.

That fast growth also means you've got homes ranging from early 2000s construction to stuff that went up in the last three or four years. The age matters because older homes in Pearland often have more wear, more gaps from settling, and more prep work before you even open a can of paint.

Newer builds in Silverlake or the Pomona area sometimes look fine on the surface but have caulk that's already starting to crack after just a few Texas summers. That's not unusual. It's just what Houston heat does.

HOA Color Rules Are Real — and Your Contractor Needs to Know the Process

This is the one that trips people up the most. A lot of Pearland subdivisions require you to submit your color choices to the HOA architectural review committee before any exterior painting starts. And some HOAs have a long list of approved colors — or approved color palettes from specific paint lines.

I've seen homeowners pay a deposit and schedule a job only to find out the color they picked wasn't on the approved list. That's a headache nobody wants. And I've also seen contractors who just start painting without asking, leaving the homeowner to deal with a violation letter.

Brick Homes Need a Different Approach

A big chunk of Pearland homes are full or partial brick. And brick painting is not the same as painting wood or fiber cement siding. Done wrong, it traps moisture and causes bigger problems later.

The prep work on brick is critical. That means pressure washing first to get rid of efflorescence — that white chalky residue that shows up on brick in humid climates like ours. Then you need to let it dry completely. In Pearland's humidity, that can take longer than you'd think. And you need a masonry primer before any topcoat goes on.

But I'd also say this: not every brick home needs to be painted. Sometimes the better move is cleaning and sealing. If you're looking at residential painting options and you've got brick, it's worth having a real conversation about what the right approach is for your specific situation — not just defaulting to paint because that's what everyone else is doing.

Clay Soil Movement Causes More Work Than You'd Think

Houston sits on expansive clay soil. That soil swells when it rains and shrinks when it dries out. And it does that over and over every year. The result is that homes shift. Cracks open up around windows, doors, and where walls meet the ceiling. Gaps appear in caulk lines that looked fine last year.

This is especially true in Pearland because of the flat, low-lying terrain and the amount of rainfall Brazoria County gets. If you've got cracks in your interior walls or gaps in your exterior caulk, that's not unusual — it's just what happens here.

A good Pearland painting contractor will look at those gaps and cracks before painting and address them properly. Just caulking over a crack without knowing why it's there can mean it opens back up in six months. We look at what's structural versus what's cosmetic and handle it the right way.

What to Look for When Hiring a Pearland Painting Contractor

  • Are they licensed and insured in Texas? Ask for proof. Don't skip this.
  • Do they ask about your HOA before quoting? If not, they haven't done much work in Pearland.
  • Do they prep the surface or just roll paint over whatever's there? Ask what they do before painting.
  • Do they use quality paint products? Cheap paint in Houston's heat and humidity will fail fast. We use Sherwin-Williams and Benjamin Moore because they hold up.
  • Are they local? A crew that drives in from the other side of Houston is less likely to come back if something needs fixing.
