People call me every week asking for a rough number before I even see the house. Fair enough β€” nobody wants to waste time getting a quote if the price is way out of budget. So here's what I tell them, based on what I'm actually seeing in the Houston area right now.

Exterior House Painting Cost in Houston

For a single-story home around 1,500 square feet, a full exterior paint job runs roughly $2,800 to $4,500. Two-story homes or larger houses β€” 2,500 square feet or more β€” usually land between $4,500 and $8,000+, depending on how complicated the job is.

Most homes I'm quoting in League City fall somewhere in the $3,500 to $5,500 range. That covers pressure washing, caulking, primer, and two coats of paint on all exterior surfaces.

Things that push the price higher:

  • A lot of decorative trim or detailed woodwork
  • Stucco siding (more prep, more product than wood or fiber cement)
  • Second-story work β€” extra equipment and setup time
  • Rotted wood on fascia boards, window trim, or siding that needs replacing before we can paint
  • Heavy peeling or chalking paint that requires more stripping and prep work

Things that keep the price lower:

  • A simple one-story ranch with minimal trim
  • Paint that's still in decent condition (no major peeling)
  • Going dark to dark (skips primer coat in some cases)

Interior Painting Cost in Houston

Interior work is easier to estimate per room.

A standard bedroom runs $300 to $600. A larger living room or open-concept area with higher ceilings runs $600 to $1,200. For a full interior β€” 4 bedrooms, 2 bathrooms, living room, kitchen β€” expect $3,000 to $7,500 depending on room count, ceiling height, and surface condition.

What adds to interior cost:

  • Popcorn ceilings β€” scraping or painting over them takes extra time
  • Ceilings above 10 feet require longer tools and more time to set up
  • Going from a dark color to white β€” usually requires 3 coats
  • Multiple colors per room or accent walls
  • Unpainted drywall that needs a full primer coat first

What's Included in the Price

When I give you a quote, here's what's covered:

  • Pressure washing the exterior (or surface cleaning for interior)
  • Caulking around windows, doors, and trim
  • Patching nail holes and minor surface damage
  • Primer where needed
  • Two coats of finish paint
  • Protection of surfaces we're not painting β€” tape, plastic sheeting, drop cloths
  • Cleanup when we're done

What's NOT included unless we talk about it first:

  • Wood replacement (rotted boards, damaged fascia β€” we can sub that out but it's separate)
  • Major drywall repair from water damage or large holes
  • Painting inside closets (some people want this, some don't β€” just tell me upfront)
  • Garage interiors unless requested

Why Quotes Vary So Much Between Painters

You might get one quote for $2,000 and another for $5,000 on the same house. Here's why.

Some painters skip prep entirely. No caulking, no patching β€” they spray paint over everything and move on. That paint job might look fine for a year. Then it starts cracking and peeling because moisture got in at the unsealed edges.

Some use cheap paint. There's a real difference between a $25/gallon paint from the big box store and Sherwin Williams Duration at $65–$75/gallon or Emerald at $80–$90/gallon. Cheaper paint fades faster and usually needs more coats to cover.

We use Sherwin Williams Duration or Emerald for most exterior jobs. For interior work, Duration or Emerald Interior depending on the surface and how much traffic it gets. These products cost more than the budget options, but they hold up better β€” you're not repainting again in three years.

How to Get an Accurate Quote

I can give you a rough ballpark over the phone, but to give you a real number I need to see the house in person. Photos don't tell the full story. I need to see the condition of the existing paint, whether there's any rotted wood, how accessible the surfaces are, and what kind of prep is needed.
