Exterior Painting in the Houston Area
Exterior painting in South Texas is not the same job it is in Dallas or San Antonio. The combination of heat, high humidity, Gulf Coast salt air, and afternoon thunderstorms is genuinely tough on exterior finishes. We've seen paint that cost a homeowner good money fail within two or three years because the prep was wrong, the primer was skipped, or the paint wasn't rated for this climate. We don't let that happen on our jobs.
All Seasons Painting has been doing exterior work in League City, Clear Lake, Friendswood, Pearland, and the surrounding area since 2015. Most of the homes we paint down here are 1980s and 1990s brick ranches, or the newer fiber cement siding homes that started going up in the mid-2000s. We know what those substrates need. Brick needs a different approach than Hardie board, and both are different from older wood siding. We look at what you have before we ever pick up a brush.
Why Prep Makes or Breaks an Exterior Job
The prep is everything on an exterior job. Any contractor can roll paint onto a wall. The ones who cut corners on prep are the ones whose customers call us two years later wondering why the paint is already peeling. Here's what we actually do before we paint:
First, we power wash the entire exterior β siding, eaves, fascia, trim, everything. Down here, homes accumulate algae, mildew, and salt buildup, especially if you're anywhere near Galveston Bay or Clear Lake. Painting over that is a waste of time and money. It has to come off. After washing, we let everything dry completely β not the same day, because wet surfaces trap moisture under the coating and cause it to blister.
Then we go around the entire house with caulk. Any gap around windows, doors, trim, and where different materials meet β that's where water gets in. In South Texas, water intrusion under siding or around window frames is one of the most common causes of exterior paint failure. We seal it all. If we find any rotted wood during that inspection, we let the homeowner know and can either repair it ourselves or recommend someone to handle it before we paint. If your fence or deck also needs staining or painting while we're on the property, we handle that at the same time.
After caulking, we sand any peeling or rough spots smooth, spot-prime bare wood and repaired areas, and then we paint β two full coats, not one heavy coat. Two coats is how you get even color and long-term adhesion.
What Paint We Use β and Why It Matters
For exterior work in Houston, we use Sherwin Williams Emerald Exterior or Duration, and Benjamin Moore Aura Exterior β paints that are specifically formulated for heat and humidity resistance. They're more expensive than the big-box store options, but they hold up to UV, they resist mildew growth, and they expand and contract with temperature swings without cracking. We've painted houses with Emerald eight years ago and the paint still looks good. That's the standard.
We don't use flat exterior paint on siding. Flat paint holds moisture. In this climate, that means mildew problems within a year or two. We use a satin or low-sheen finish on walls, and a semi-gloss on trim and doors. It's more durable, easier to clean, and it reflects a little light so the house actually looks sharper.
How Long Does an Exterior Paint Job Take?
For a typical 2,000β2,500 square foot house in League City or Friendswood, plan on two to three days β one day for washing and prep, one or two days for painting. Weather matters. We don't paint in rain, and we don't paint in extreme heat if the surface is above about 95Β°F because paint won't cure right. We schedule jobs accordingly and keep homeowners informed if weather pushes us. We'll never rush through a job to hit a deadline and cut prep short.
