Multi-family painting is a different job than residential. You're not painting one house for one family who moved out for the weekend. You're painting a building or a community where people live, and that means working around occupied units, communicating with property management, coordinating access, protecting common areas, and finishing on a schedule that a full maintenance calendar depends on. The Greater Houston area has a lot of multi-family stock that's due for exterior refreshes. The combination of South Texas weather β UV, humidity, salt air along the Gulf Coast β means exterior coatings degrade faster here than in drier climates. Buildings that had a good exterior paint job five or seven years ago often need a full repaint by now, especially properties near Galveston Bay, Clear Lake, or the Ship Channel corridor. We do full building repaints, phase-by-phase projects for communities that need work done in sections to stay within an annual maintenance budget, and targeted touch-up programs for properties that need to maintain curb appeal between full repaints.
Working Around Occupied Buildings
The main challenge with multi-family work is doing it without making life miserable for the people who live there. We plan every project with resident communication in mind. Before we start on a section of the building, property management gets a schedule they can share with residents β which days which areas will be worked on, what areas will have restricted access, and how long each phase will last. We don't block parking indiscriminately, we don't leave ladders and equipment staging in common areas overnight when it's not necessary, and we clean up every day before we leave. That's how multi-family work should be run.
For exterior work on occupied buildings, we work section by section rather than putting scaffolding or lift equipment all the way around the building at once. It takes a little more coordination but it's far less disruptive for residents and it keeps the property looking like a construction site for less time. For interior common areas β lobbies, hallways, stairwells, laundry rooms β we schedule those spaces in off-peak hours or over weekends when foot traffic is lower.
Unit Turns
When a unit turns over between tenants, the clock starts immediately. Property managers need units painted, cleaned, and ready for new tenants on a specific date. We offer fast turnaround on unit turn painting β typically one to two days per unit depending on condition and scope. We keep a consistent color palette for the units so there's no decision-making delay on every turn, and we can batch multiple units in one building into a single scheduled visit to cut down on mobilization cost. If you manage a large property with frequent turnover, we can set up a standing arrangement so you have a known price and a crew that's familiar with your property.

Insurance and Documentation
Multi-family properties almost always require proof of insurance before work begins. We carry $5M commercial general liability, workers' compensation, and auto insurance, and we provide certificates same-day. We also provide documentation of completed work on a per-unit or per-building basis for properties that need maintenance records for their file. If you need lien waivers, we provide those too.
