Warehouse and Industrial Painting in the Houston Area
Warehouse painting is a different job than office painting or retail work. The scale is bigger, the surfaces are different β concrete block, metal panels, corrugated steel, tilt-wall construction β and the coatings have to hold up to conditions that regular architectural paint isn't rated for. Forklift traffic, chemical spills, humidity, and temperature swings inside a metal building in a Texas summer are hard on finishes. We use industrial-grade coatings selected for the specific surface type and the conditions each space deals with.
The Houston area has a large concentration of warehouse and industrial space β especially in the Clear Lake, Webster, Pasadena, Baytown, and Texas City corridors, and along the Ship Channel. We've painted in distribution centers, light manufacturing facilities, auto shops, equipment storage buildings, and general-purpose warehouses across this market. We understand the operational priorities: you can't shut down a warehouse for a week, work needs to happen in phases that keep operations moving, and the schedule has to be reliable because your people and your inventory are in that building.
Interior Walls and Ceilings
High-bay interiors present a real logistical challenge. Standard roller work doesn't work at 24 or 30 feet. We use airless sprayers for the ceiling and upper wall sections, scissor lifts and boom lifts where needed, and coordinate with your operations team so we're working in sections that don't conflict with racking, dock activities, or production flow. We also apply a light reflective coating in warehouses that want to improve ambient lighting β a white or light gray ceiling that reflects light back down reduces the need for additional lighting and makes the space noticeably brighter without any electrical work.
Concrete and Epoxy Floors
Warehouse concrete floors deal with forklift tires, pallet jacks, dropped equipment, oil and chemical spills, and constant foot and wheel traffic. Standard paint doesn't hold up to that. For warehouse floors we recommend epoxy or polyurethane floor coating β we grind the surface, fill any cracks, apply an epoxy base coat, and finish with a clear topcoat that's rated for the traffic level of the space. For areas that see heavy forklift use or chemical exposure, we specify coatings with higher abrasion and chemical resistance ratings than standard garage epoxy. Floor Line Striping and Safety Marking
OSHA and general safety practice require that warehouses have clearly marked pedestrian aisles, hazard zones, dock edges, and fire equipment locations. We do floor line striping for warehouse interiors β aisle lines, dock edge marking, safety yellow hazard zones, fire extinguisher and exit markings. Line striping is done with a striping machine for straight, consistent lines at the right width for your aisle configuration. We can follow an existing layout or help you plan a new one.
Exterior Metal Buildings
Metal buildings and tilt-wall construction are the dominant building types for warehouses and industrial facilities in the Houston area, and they have specific exterior painting requirements. Bare metal needs a rust-inhibiting primer before any topcoat goes on. Existing paint that's chalking or peeling needs to be removed before repainting β you can't just paint over a failing coat and expect the new paint to stick. We pressure wash, wire brush or sand where needed, prime, and apply an industrial-grade topcoat rated for metal substrates and UV exposure. In a climate like Houston's, that extra prep step is what makes the difference between a paint job that lasts five years and one that starts peeling in two.
