A commercial buildout is one of the most time-pressured jobs in construction. The tenant has a lease start date, the landlord has a TI allowance with a scope attached to it, the general contractor has a critical path with inspections and tradespeople stacked back to back, and if the painting and drywall subcontractor runs late, everyone downstream runs late. We've done enough buildout work across Houston, League City, Webster, and the surrounding area to know exactly what that pressure looks like β€” and we build our schedules to hit the dates the project requires, not just finish whenever the work is done.

We handle the drywall and painting scope on commercial buildouts of all types: restaurant spaces, medical offices, dental and specialty clinics, retail stores, fitness studios, professional offices, and specialty spaces. Each type has different requirements, and we know the differences. A restaurant buildout involves different finish specs than a medical office. A high-end retail space has different paint and trim requirements than a warehouse office. We ask the right questions at the estimate stage so we're scoping the right product and process for what you're actually building.

What We Handle on a Buildout

Most buildout projects start with raw framed walls β€” or sometimes a combination of existing walls and new partition framing. From there, our scope typically includes hanging drywall on the new partitions, taping, mudding, and finishing to the level specified (most commercial buildouts are Level 4, with the smooth skim-coat Level 5 finish reserved for high-end retail or design-focused spaces), and then full interior painting. We coordinate with the GC on sequencing β€” electrical and plumbing rough-ins need to happen before we close up walls, and HVAC rough-ins affect ceiling work. We're used to working in an active construction environment where the trades are sequenced and the schedule changes.

After drywall is done, we do all the painting: walls, ceilings, trim, doors, accent walls, and any specialty finishes. We match brand colors for tenants who have specific requirements, apply feature wall treatments for spaces that want a design element, and handle all the detail work that gets noticed β€” crisp edges at the ceiling line, consistent sheen on all the walls in a room, trim that's actually straight and clean. Commercial spaces are inspected by the tenant before they take occupancy, and they notice when the painting was rushed.

Epoxy Floors for Buildouts

A lot of buildouts β€” especially restaurants, auto shops, medical offices, and retail with a polished commercial look β€” want an epoxy floor coating on the concrete slab rather than carpet or tile. We do that as part of the buildout scope. We grind the slab, fill any cracks or low spots, apply the epoxy system, and have it cured and ready for the rest of the finishes. Coordinating the floor coating with the rest of the buildout timeline matters β€” it needs to be done after major construction traffic is finished but before final finishes and fixtures go in.

Working with General Contractors and Owners

We work both ways: directly with business owners who are managing their own buildout, and as a subcontractor under a general contractor who's running the full project. Either way, the key thing we bring is reliability. We show up when the GC schedules us, we hit our milestone dates, we communicate proactively if something comes up that affects the schedule, and we don't disappear halfway through a job. In the Houston commercial construction market, those things are more rare than they should be.
