Epoxy Floor Coatings in League City and the Houston Area
Garage floor epoxy is one of those jobs that looks simple until you see a bad one. The Internet is full of homeowners who bought a kit at the hardware store, rolled it on in an afternoon, and had it peeling off in sheets within six months. Professional epoxy, applied over properly prepared concrete, is an entirely different product. When it's done correctly, you're looking at 10 to 15 years of a floor that's easy to clean, looks sharp, and holds up to whatever you put on it β including hot tires, which most DIY kits can't handle.

Why the Prep Step Is Everything
The most important part of an epoxy job happens before any coating touches the floor. Concrete has to be mechanically ground β not acid-etched, not just cleaned β before epoxy will bond to it properly. Grinding opens up the surface pores and removes any existing sealers, oil stains, or contamination. If you skip this step or use acid etching instead, you might get two or three good years out of the coating before it starts delaminating. With proper grinding, the bond is permanent.
After grinding, we do a moisture test. This is important in South Texas. Concrete slabs in Houston β especially older ones β can have moisture migrating up from the ground underneath, and if you apply epoxy over a slab that's releasing moisture, it will bubble and peel no matter how good the product is. If moisture levels are elevated, we use a moisture-mitigation primer before the base coat. That step adds some cost, but it's the only way to get a long-lasting result on a slab with moisture issues.
The Coating System
We use a multi-coat system: a primer or base coat designed to penetrate into the prepared concrete, a broadcast layer of decorative flakes if the customer wants them, and a clear polyaspartic or polyurethane topcoat that provides the actual surface protection. The topcoat is what gives the floor its durability β scratch resistance, chemical resistance, UV stability, and the ability to handle hot tire marks from a car that's been sitting in Texas summer heat. Single-coat systems look fine at first and fail fast. Two-coat and three-coat systems are what professional work looks like.
The decorative flake options are more popular than most people expect. A broadcast flake floor hides dirt and tire marks between cleanings, and it gives the floor some texture so it's not slippery when wet. Color choices range from neutral grays and tans to more dramatic color combinations. We bring samples to the estimate so you can see how they actually look on concrete.
How Long Does It Take?
A standard two-car garage takes one to two days. Day one is grinding, crack repair, and the base coat. Day two is the topcoat after the base coat cures overnight. The floor needs about 24 hours after the final coat before you can walk on it, and we recommend waiting 72 hours before driving on it. Plan to have your cars out of the garage for about three to four days total. Most customers use the time to clean out the garage before we get there, which works out perfectly.
